The short version.
Kinplace helps you think through schools, homes and money. It doesn't decide for you, and its figures can be wrong.
What kinplace is
A tool that gathers published information about schools, homes and areas, and works things out from it for your family. It is invite-only while it's being built, and features change often.
It isn't advice
- Not financial advice. Values, mortgage figures, fees and plans are arithmetic over published figures, not a recommendation, a valuation or a quote. Speak to a qualified adviser before you commit money.
- Not an admissions decision. Your chance of a school place is worked out from past allocations, and this year may differ. The council's own rules and published dates always win.
- Not a survey. Flood, planning, heritage and broadband information comes from official sources, but it describes an area or a record, not an inspection of the house.
Figures can be wrong
Sources are named beside the figures they supply, and a missing figure is shown as missing rather than guessed. Even so, published data has errors and goes out of date. Check anything that matters before you act on it.
Your household and what you share
- Everyone in your household can see and change everything in it. Only invite people you'd trust with that.
- A shared link gives access to one list. A view link works for anyone who has it, so share it with care. You can remove access at any time.
- Don't add other people's personal details beyond what the household needs.
Terms of sale: kinplace Plus
Kinplace Plus is a paid plan for a household: everyone in it gets Plus, whoever pays. Every price is the total you pay. Kinplace isn't VAT-registered, so there's no VAT to add, and there are no other fees.
- The free month. Every new household gets Plus free for one month from its first sign-in, with no card. Nothing is ever charged for it: when it ends, Plus simply stops. We email you once, 3 days before. The first 1,000 households get it until national primary offer day, 16 April 2027 (or for a month, if that is later). Each family that signs up with your referral link gives both households one more month, up to 12; a partner joining your own household doesn't count.
- The Year pass is one payment for 12 months of Plus, counted from the day you buy it (or from the end of the free Plus you have, if it is still running). It never renews, and nothing more is taken. Near the end you'll get one email; ignore it and your household goes back to Free.
- The 6-month pass, where it is offered, is one payment for 6 months of Plus, counted the same way. It never renews, and nothing more is taken. Near the end you'll get one email offering an optional 3-month extension, also one payment; ignore it and your household goes back to Free.
- Monthly renews every month at the price shown when you bought it until you cancel. Cancel online any time from Your account → kinplace Plus → Cancel Plus (two clicks), or from Stripe's billing page under Manage payment. Plus stays on to the end of the month you've paid for, and nothing more is taken. We email you at least every 6 months with the price and how to cancel.
- Your right to cancel. Plus is digital content. The law gives you 14 days to cancel and get a refund, unless you ask for access to start straight away and accept that this ends that right. Checkout asks you both, with two boxes left unticked. If you don't tick both, you can ask for a full refund within 14 days of buying: reply to your confirmation email. Each tick is recorded with its wording and time, and the confirmation email repeats them.
- If a monthly payment fails, Plus carries on for 7 days while Stripe tries the card again. If it still can't be taken, Plus ends.
- When Plus ends, for any reason, your household goes back to Free. Your lists, plans and data stay.
- Payments are taken by Stripe on its own pages. Kinplace never sees or keeps your card details.
- Refunds beyond the 14-day right above: [refund policy].
What Plus includes can change as kinplace changes. If something you paid for is taken out of Plus while your plan is running, you can ask for a refund for the time left.
Fair use
Don't try to get at other households' data, overload the service, or copy its data in bulk.
